How We Run Our Business For You

INSPECTIONS

We perform bi-annual property inspections including an initial in-depth inspection (cataloging the condition, inside and out, along with a list of all appliances).  Each tenant will be given a comprehensive checklist to walk around and verify the property's condition during their move-in.

HOW ARE TENANTS CHOSEN

Carefully!  Before we show your property we ask each applicant to complete a No-Fee Pre-Screen Application.  Thereafter, all applicants are required to complete a credit, background and eviction check.  Collectively we'll work together to identify the ideal Tenant (s) and then Blue Mtn contracts the chosen Tenant.

DETERMINING RENT RATES

With our Real Estate experience, we'll complete a CMA (comprehensive market analysis) and identify a range and sweet spot to market your property.  Ultimately, you have the say on the monthly lease amount.  ​

RENT COLLECTION

We have an online portal (both accessible by Tenants and Owners), and we use this to communicate with Tenants.  It will send them reminders of monies due (both via text and email).  Tenants can make payments online (EFT, Credit Card and by Zelle).

 

OWNER DRAW

Our goal is to always receive Rent before or on the 1st of each month.  After the Tenant payment has cleared, we automatically process a Net Rent Direct Deposit into your account (gross rent less management fee and any expenses incurred on your behalf for maintenance and repairs).  .

UTILITIES & INSURANCE

We will follow up and ensure all Tenants put all required Utilities in their name.  We have a standard policy on insurance and are required before they can move in.  You will be added as Additionally Insured.

HOW DO WE CHARGE?

The All-Important question - how much do we charge? 

  • For Long-Term Rentals, we charge between 6-9% of the Gross Rent each month (not on security deposit or reimbursements) .  We take the Gross Rent Receipts and pay you a Net Rent Amount.  We do not charge you until the unit is rented.

  • Short Term (VRBO / AirBNB) rentals,, we charge 10% flat to manange marketing, finance, and cleaning.


Overall, we are fair.  There's no reason to overcharge for our services.  Everyone gets our "friends and family" rate.

 

PROPERTY MANAGEMENT TRANSITIONS

Communication with your Tenants is the key to a smooth Transition.  We have a report we will send to you asking you for an update on as much detail as you have possible;   Lease Documents, Contact Information, Security Deposit, Initial Inspection Reports, Update on services and preventative maintenance, etc...

Thereafter, we'll ask you to write a letter to your tenants and send an electronic copy (txt, email) and a hard copy (mail).  Then we'll call and introduce ourselves (explaining how we manage the property, and how rent is collected, ask about the property, and schedule a visit).  We'll do an onsite visit and report back to you the condition in which we find the unit.
